This is a 7-room old stone property attached to a beautiful 1,500m2 secluded plot of land, with olive trees, oranges, apricots and cherries, hidden away in the peaceful mountain village of Sklavi. It is only a 15 minute drive to the town and white sand beaches of Makri Gialos on the south-east coast of Crete, and about 20 minutes' drive to Sitia town and airport on the north-east coast. A minimarket and tavernas are located in Sikia, 5 minutes’ drive away.
This large old Cretan stone house and its attached land are all located behind a small church in the foot-hills of the village, just before the valley drops, giving the whole area fantastic unimpeded views across the valley to mountain ranges and the sea of Sitia bay. There is car access direct to the property via a small country lane.
The property has already had considerable renovation works made, and mains electricity and water are connected.
The ground floor of the house consists of 4 rooms - 2 at the front, 1 on the corner of the house with large bay windows and spectacular views including Sitia bay, and 1 at the back. The back room has internal steps up to the top floor. The top floor consists of 3 more modern rooms. This upper floor is newer (although it still requires refurbishment) having been added later and is set back from the main front section of the ground floor, which has created a large veranda from which to survey the stunning views.
There is a wide driveway directly in front of the property itself, which looks out across the valley below to the sea of Sitia bay on the horizon. A short path at the far side of the house slopes gently down to the attached plot. The land is flat, not overlooked, and also enjoys spectacular and equally unspoilt views. There is a small olive grove of about 20 trees which can be kept or removed to make way for a pool and landscaping, and/or further building.
Importantly the plot falls within the village boundaries for planning permission, which means future building is permitted on up to 70% of the land. These building conditions are rarely found in such exceptionally scenic locations and, regardless of a buyer's immediate plans for use, this has potential for development and ensures good re-sale value in the future.
Together with the existing house, which can be renovated to create a wonderful Cretan villa, something spectacular could be created here.
